LAWN CARE AND LANDSCAPING SCOPE OF WORK
Mow grass weekly, or as weather permits, to maintain an appropriate even height for the type of grass and season to ensure a well-manicured and healthy appearance.
Edges of landscape beds, sidewalks, curbs, driveways and ground level patios, shall be edged with a string trimmer every two weeks. All sidewalks, curbs, driveways and ground level patios shall be blown clean of all grass maintenance debris at each visit.
Trimming of grass around street signs, lamp posts, fences, and any other obstructions shall be trimmed every two weeks to maintain a well-manicured appearance. .
LAWN CARE AND LANDSCAPING Terms and conditions
1. Lawn Maintenance is performed so that mowing of all turf areas weekly or as needed removes no more than 1/3 of the leaf blades per occurrence. Mower blades will be sharp at all times to provide a quality cut. Mowing height will be determined by best cultural practice based on the grass type, time of year, and environmental conditions and typically kept between 2 ¼” and 4 ¼”. Mowing patterns will be alternated to prevent turf damage. Tree rings and plant beds and all buildings, sidewalks, fences, driveways, parking lots and other surfaced areas bordered by grass will be trimmed and edged as needed(bi-weekly). Areas not safe for mower operation will be trimmed. Clippings from sidewalks, curbs and roadways will be blown off immediately after mowing and/or edging using a mechanical blower. Fall leaves will be blown from landscape beds and collected in vacuum equipped lawn maintenance equipment. Unless specified, all leaf debris to remain on site and composted in a location of customer choice.
2. Once enrolled in our Lawn Maintenance Route, we will provide continuous service from week to week and year to year unless we are notified of a change. It is the customer’s responsibility to notify Alexis Property Management, LLC at least 24hrs prior to regular service date if a change in the routinely scheduled service is needed. If no notification is received, and the property cannot be serviced, the customer will be billed as a normal occurrence. Additionally, if regularly scheduled maintenance cannot be performed due to site conditions, unforeseen by Alexis Property Management, LLC (IE: pets/people present in service area, abnormally wet/dry conditions, locked gates, irrigation system is running, etc.), which result in additional trips being made to your property to complete services, you may be billed a minimum charge for the occurrence even if no services are performed.
3. Alexis Property Management, LLC will not be responsible for damage to obstacles that protrude from the surface of the soil. This includes utilities such as water shut offs, sewer vents & clean outs and protruding objects such as fences, deck supports, foundation or trim of home, downspouts, pavement, sidewalks, landscaped areas, plants, trees, or other obstructions 0-6 inches from ground where trimming or edging is performed. These areas sustain normal wear and tear from the constant spinning of trimmer or edger heads. If you do not want trimming or edging performed, please specify. When grass is tall it is impossible to see all obstructions that are in the path of our equipment. Alexis Property Management, LLC will not be liable for damage to hidden obstructions. It is the responsibility of the customer to police the area for such obstructions prior to services being provided. As a way to ensure that these issues do not arise, we encourage you to regularly inspect areas serviced by our equipment for hoses, sprinkler units/equipment, outdoor furniture, toys of kids or pets, trash, and excessive limb or tree debris. Additionally, Alexis Property Management, LLC will not be liable for ensuring the closure of gates/fences located on your property. It is the customer’s responsibility to check all gates/fences prior to releasing children and/or pets into a fenced yard.
4. To provide the service you have requested, we must rely on your knowledge of any underground objects or obstructions that may impede the maintenance or installation. You are the primary source of information about such objects or obstructions that could be damaged by Alexis Property Management LLC's or our contractor’s equipment. The owner or owner's agent is responsible for identifying for Alexis Property Management LLC. or its agent the correct location of all underground objects that might be damaged by or cause damage to Alexis Property Management LLC's equipment or its contractor’s equipment in the process of maintenance and installation. Underground objects include, but are not limited to: septic tanks, drain lines, drain fields, designated repair areas, water lines, irrigation lines, electrical lines, invisible fence, landscape lighting, and telecommunication lines. Owner or owner's agent assumes full responsibility for any damage to underground objects caused by the customer's failure to notify or incorrectly notify Alexis Property Management, LLC of the location of the underground objects.
5. The spring and fall seasons typically generate higher quantities of yard debris. If removal of excessive debris/ organic material is required, additional charges of $20.00 per cubic yard will be applied for disposal fees. Composting is highly recommended.
6. We try to maintain a regular service schedule week to week, but Alexis Property Management, LLC reserves the right to adjust your service day and time to accommodate more efficient routing and/or weather issues. In the event of inclement weather or a holiday, the service will be scheduled on the next available work day. Lawn Maintenance crews operate 6 days a week. Work will begin no earlier than or end any later than the times outlined by your local Municipality’s Commercial Curfew/ Noise Ordinance.
7. Service is effective between April 1st, and December 31st, of the Calendar Year unless circumstances prohibit services in early spring and late fall. These circumstances are to include, but are not limited to Snow, Soft Underfoot Conditions as determined by the Contractor, Seasonal closure of Composting/ Recycling facilities, Etc.
8. There are no guarantees, expressed, nor implied, to living vegetation after it has left the care of Alexis Property Management, LLC.
9. Weeding and trimming/spraying of cracks, curbs, and seams in paved surfaces or fence lines is NOT included in your regular lawn maintenance service though is included in the Bed Maintenance Program.
10. Customer agrees to indemnify and save harmless the Contractor, and its employees, against any and all claims by the Customer, its employees or third parties, their heirs, executors, administrators, successors, surrogates, or assignees, arising on account of death or injuries to persons or damage to property, arising out of use of, or traveling at, or onto, the Property, whether or not such claim, damage, injury or death results from the negligence of Customer, Contractor or others. Customer shall defend all suits and claims arising from or incidental to the work under the Agreement, without expense or annoyance to the Contractor or its employees.
11. Terms are Net 10 with a 2% charge per month (24% per annum) on all balances 10 days past due. Customer agrees to pay all costs associated with collecting past due balances including, but not limited to, any and all attorney's or collection agency's fees. Client further agrees to pay a $35.00 fee for each check returned from the bank for any and all reasons.
12. Cancellation: This Agreement is cancelable upon written notification by registered mail. Payments for services rendered are due and payable upon such cancellation.
13.Acceptance of Proposal: The Customer has read and understood and the customer agrees to all the terms and conditions contained in this Agreement. If signed by a corporate officer, partner, or fiduciary on behalf of a corporation, the Customer has certified that they have the authority to execute the power of attorney. The undersigned certifies that he or she is the responsible Customer employee or agent who is authorized to endorse this Agreement. The above specifications and conditions are satisfactory and are hereby accepted. Contractor is authorized to access to the Property to perform the inspection, maintenance, management, or repairs described above to include the provision and use of necessary materials required to accomplish the described work scope. I understand that payment for all work performed is due in full upon completion. Payment will be made as outlined above.
